Why is the agency fee bigger on a family apartment?
¥198,000 on a rent of ¥180,000

The agency fee is one month of rent plus tax. Raise the rent and the fee rises with it.

Japanese law caps the agency fee at one month of rent plus consumption tax. It is not a flat charge, it is proportional to the rent: ¥88,000 on an ¥80,000 studio, but ¥220,000 on a ¥200,000 3LDK. The same “one month” moves two and a half times as much money on a family apartment.

How many months of rent are family move-in costs?
Four to five months

The higher the rent, the heavier the whole move-in bill becomes.

Move-in costs in Japan run four to five months of rent. The core is one month deposit (shikikin), one month key money (reikin), one month of rent in advance and one month agency fee plus tax, and on top of that come fire insurance (roughly ¥15,000–20,000 for two years), a lock change (¥15,000–25,000) and a guarantor company fee (half a month to a full month of rent). On a ¥180,000 2LDK that is roughly ¥720,000 to ¥900,000, and ¥198,000 of it is the agency fee. Remove that and the bill drops by about a month.

A family move also carries costs that sit outside the move-in bill entirely: the moving company (¥100,000–250,000 is common once the load is large and the distance real) and curtains, lighting, white goods and furniture for a bigger home. The total is larger than a single person's move, which is exactly why removing the one line you can remove is worth more here.

When you want to move in

If the date is tied to a school term or a job transfer, fixing it early makes the search far easier. Family listings move fastest between January and March, so gathering candidates two to three months before your target date widens the choice considerably.

How many people, and the children's ages

Most listings carry an occupancy limit, and children count towards it. Tell us the number and ages of your children up front and we can leave out the rooms that would reject your application on headcount alone.

Does the ¥0 agency fee apply to family-sized 2LDK and 3LDK apartments?

Yes. Whenever the landlord pays an advertising fee (AD) on the listing, the agency fee is ¥0 regardless of the floor plan or the rent. Kurabeel is paid by the landlord rather than by you, so the mechanism is identical for a 1K and for a 3LDK. Because the agency fee is one month of rent plus tax, the amount you avoid is larger on a family apartment: ¥198,000 on a rent of ¥180,000. Listings with no advertising fee cannot be brought to ¥0 and you may have to pay part of it.

How many months of rent are move-in costs for a family apartment in Japan?

Will having children hurt our rental application?

Having children is not itself a screening criterion. Screening looks at the contract holder's income against the rent, the employer and length of employment, and the guarantor company's own decision. What does matter is the occupancy limit written into each listing, because some rooms are approved for two or three people only. Tell us the number and ages of your children first and we will leave out the listings you would be rejected on.

Can we time the move around the Japanese school year?

Yes. Tell us your target move-in date first and we will only show listings available then. Public school districts in Japan are decided by your street address, so if you need a specific school we can restrict the search to that area. January to March is when family listings move fastest, so starting two to three months before your target date gives you noticeably more choice.

We are moving to Japan from abroad. When should we start looking?

About two to three months before your move-in date. Family-sized 2LDK and 3LDK listings are fewer than single rooms and the better ones go first, so it is worth starting slightly earlier than the one to two months we suggest for a single room. Earlier than four months is too early, because Japanese rentals are usually taken within one or two weeks of being listed, so nothing you see now will still be available. You can send us questions and estimates to review at any point before that.

Can you handle pet-friendly apartments and parking?

Yes. Tell us about pets, a parking space, a delivery box or anything else while we are narrowing the list. Note that pet-friendly listings usually add one month to the deposit, and parking is charged monthly on top of the rent. Those are set by the landlord and sit outside the ¥0 agency fee, but we include them in the estimate from the start so you can compare the real total.

Can we bring our children to the viewing?

Yes. Viewings are attended by the managing company, so coming with children is normal and nothing changes. When the ¥0 agency fee applies
The agency fee is ¥0 on listings for which the landlord pays an advertising fee (AD). Where no advertising fee is set we cannot bring it to ¥0 and you may have to pay part of it, which is why this site says “as low as ¥0” rather than “always ¥0”. In either case we always send a detailed written estimate before anything is signed, and nothing proceeds until you are satisfied with the amount.

The move-in cost and agency fee figures on this page are estimates calculated on the stated assumptions. Real amounts vary with each property's deposit, key money, guarantor fee and insurance. Property-specific charges such as the extra deposit on a pet-friendly listing or a monthly parking fee fall outside the ¥0 agency fee.
